Overview
Location
Purcellville, VA is located 60 minutes west of Washington DC. The area is a quick getaway for city folks and offers many wineries and breweries nearby. It is also the center of events, like Weddings, and close to Harper’s Ferry and the Appalachian Trail.
Setup
The Farm is at the end of a long gravel drive way, nestled between a college and two schools. There is an old, renovated farm house which is rented out on airbnb.
The farm has many friendly animals and offers several retreat areas, like a pond, picnic tables, and a barn were guests can hang out.
Occupancy
Purcellville, VA is an all season destination. There are already many Airbnbs in the area, however, a unique setup could lead to an occupancy rate of 120 days.
Conclusion
During the first season, we anticipate average occupancy and a lower nightly rate as we continue to improve the setup. However, for the second season, we expect to reach our goal.
