Farm in Leesburg, VA

A new project for one Tiny House Container Airbnb.

Overview

Location

Leesburg, VA is located 60 minutes west of Washington DC. The area is a quick getaway for city folks and offers many wineries and breweries nearby. The area is also close to Harper’s Ferry and the Appalachian Trail.

The Farm is located in its own bowl on the side of a hill. It is mostly forested with a small creek running through. If this was New Zealand, hobbits would live here. The original farmhouse is from the 1800s and it has received a couple of additions since.

Several of the neighbors run Airbnb cabins including a tree house.

The Farm is adjacent to a small local park which features an idyllic setting with a small pond and an old log cabin.

Setup

The Tiny House Container will be setup on a South facing slop overlooking the farmhouse and the creek.

Occupancy

Leesburg, VA is an all season destination. There are already many Airbnbs in the area, however, a unique setup could lead to an occupancy rate of 120 days.

Conclusion

During the first season, we anticipate average occupancy and a lower nightly rate as we continue to improve the setup. However, for the second season, we expect to reach our goal.
